ADG's Guidelines
For New Business Facility Build-outs...
When
entering into a lease agreement with Allen Development
Group, Inc. for construction of a new business facility,
the following guidelines should be taken into consideration
so that all parties involved are absolutely dear
as to who is responsible for every aspect of construction
to ensure a timely completion of the facility.
ADG will...
• Be responsible for acquisition of land for business
location.
• Be responsible for all engineering requirements.
• Be responsible for all architectural requirements.
• Be responsible for all permits related to the
construction aspects ADG is responsible for.
• Be responsible for site preparation and grading.
• Be responsible for pouring of slab
floor and standing of outer walls that will be the
business
facility.
• Be responsible for installation of all doors and
windows.
• Be responsible for the rough in of all electric,
gas and plumbing as required per business
floor plan.
• Be responsible for standing all interior walls as
required per business floor plan.
• Be responsible for installing required lighting
and ceiling.
• Be responsible for installing heating and air conditioning
units. Normal HVAC requirements
are one ton per every five hundred square feet of
floor space. Additional tonnage
requirements would be the responsibility of tenant.
• Be responsible for constructing restroorns, ADA
compliant, as required by law and building
code.
• Be responsible for providing Tenant a floor covering
and wall covering allowance.
ADG is not responsible for...
• Installation of business equipment.
• Hook-ups of business equipment.
• Contracting to have business equipment installed
and hooked-up.
• Build out of racks or shelves.
• Decorating.
• Installation of phone systems, computer systems,
alarm systems.
• Acquiring proper licenses and permits to operate
business.
Tenant should also be prepared to provide builder
information regarding any "special" electrical
load requirements and BTU loads for any gas requirements
for business equipment if necessary.
